Roofing Guarantees Explained

Roofing guarantees can be confusing, partly because there are two different things going on: the workmanship guarantee from the roofer, and the material warranty from the manufacturer. Here's how they fit together.
Workmanship guarantee
This is the roofer's promise that the work was carried out correctly. Ours are: 20 years on new tiled and slate roofs, 10 years on new flat roofs and new rooflines, and 12 months on repairs. The exact cover and exclusions are confirmed in your written quotation or contract.
Manufacturer material warranty
This is separate, and comes from the company that made the tiles, membrane or system. It covers the materials themselves and depends on the specific product used. A workmanship guarantee and a material warranty together cover both sides — the work and the materials.
Reasonable exclusions
Guarantees don't cover everything, and honest ones say so. Typical exclusions include:
- • Extreme weather beyond normal seasonal conditions
- • Wear, tear and natural ageing over time
- • Damage from lack of maintenance (e.g. blocked gutters left unattended)
- • Work or alterations by a third party after we finish
- • Structural movement and underlying building defects
What to check before you commit
Get the guarantee in writing, check what it covers and excludes, and make sure you understand the difference between the workmanship guarantee and the material warranty. Be wary of any guarantee described as 'insurance-backed' without documentation to support it. Your statutory consumer rights apply on top of any guarantee.
