How Much Does a New Roof Cost?

Nobody can give you an honest new-roof price without seeing the roof — anyone quoting a fixed figure down the phone is guessing. What we can do is explain exactly what moves the price up or down, so you can compare quotes properly.
The main factors
A new roof price is driven by a handful of things:
- • Size and pitch of the roof — bigger and steeper costs more
- • Covering chosen — concrete tile, clay tile, fibre-cement or natural slate
- • Access and scaffolding requirements
- • Complexity — valleys, dormers, chimneys and detailing all add work
- • Whether any structural timber repairs are needed once stripped
- • Removal and disposal of the old covering
Why we don't publish fixed prices
Two roofs that look similar from the street can need very different work once you factor in pitch, access, condition and detailing. Publishing a single 'new roof from £X' figure would be misleading. We quote each roof on its merits, in writing, with the work itemised so you can see what you're paying for.

Cheapest isn't always cheapest
When comparing quotes, check what's actually included — membrane quality, batten grade, fixings, scaffolding, leadwork and waste removal. A lower quote that leaves these out isn't cheaper, it's incomplete, and the difference usually shows within a few winters.
