Roof Maintenance Checklist

A little roof maintenance prevents most big, expensive failures. You can do some of it yourself from the ground; the rest is best left to a roofer. Here's a simple checklist — and a reminder to stay safe.
Safety first
Never climb onto a wet, mossy or damaged roof, and keep away from any sagging ceiling. Working at height is genuinely dangerous — leave it to professionals with the right equipment. If there's any danger to life or signs of structural collapse, call 999.
What you can check from the ground
You don't need to go up on the roof — most checks can be done from the ground or a window with binoculars:
- • Slipped, cracked or missing tiles or slates
- • Sagging or dipping in the roof line
- • Crumbling mortar at ridges and verges
- • Plants or moss growing heavily on the roof
- • Gutters overflowing or sagging in rain
- • Damp patches on bedroom ceilings inside
Keep gutters clear
Blocked gutters are behind a huge number of damp problems. Clear them at least once or twice a year — autumn is the key time once the leaves are down. If you're not comfortable on a ladder, leave it to a professional; it's not worth a fall.
When to call a roofer
Call in a professional for anything you can't safely see, for a check after a major storm, or if you spot any of the warning signs above. Never climb onto a wet, mossy or steep roof yourself — height work is genuinely dangerous and best left to people with the right equipment.
