Modern flat roofs last far longer than the old felt roofs that gave flat roofing a bad name. But the honest answer to 'how long will it last' is: it depends — mostly on how well it's installed and detailed.
What affects lifespan
A flat roof's life comes down to more than the headline product warranty:

- • Correct falls so water drains rather than ponds
- • How well the upstands, edges and outlets are detailed
- • The system chosen and the conditions it faces
- • Ongoing maintenance — clear outlets and a quick check now and then
